Have You Seen Your Refi and Mortgage Options Lately?

3 great reasons to warm up to a refinance this spring

 
Low interest rates and new loan programs abound this spring, so if you assumed your refinancing and mortgage options were dismal, you’ll be surprised by these three offerings. Whether you are looking for a home for sale in Louisville or want to refi, check out the below.

1. Refinance with new FHA fees
In a nutshell: FHA raised insurance premiums for new borrowers, while lowering fees for some existing customers who refinance, making comparison shopping with private mortgage insurance worthwhile. Mortgage insurance covers the lender against losses caused when borrowers stop making payments.

The details: FHA’s new insurance premium rates include a great deal for existing FHA borrowers -- you can refinance by paying a miniscule .01% upfront fee and an annual premium of just .55% if you got your original loan on or before May 31, 2009.

The catch: The deal is only for home owners who got their FHA mortgage on or before May 31, 2009.

The latest FHA deal for new FHA customers buying homes isn’t nearly as sweet. You’ll pay a whopping 1.75% upfront fee and an annual premium of 1.35% — more if your loan is more than $625,500. For a $200,000 loan, that’s $3,500 for the upfront premium payment and $2,700 for the annual premium.

If you can meet the tougher underwriting and higher downpayment rules of private mortgage insurance companies, check to see what that would cost for your  specific loan and location using calculators from such sources as MGIC, Radian, or Genworth Financial. Use the calculators to check how your payment would change depending on how much equity you have in your home.

2. Refinance underwater mortgage In a nutshell: If you owe more than your home is worth, you may finally be able to refinance into a lower rate thanks to the government’s HARP refinancing program.

The details: You can take advantage of historically low interest rates by using the latest version of the Home Affordable Refinance Program, which removed a previous cap on how far below your mortgage your home value can be.

The HARP program even works if you’ve been hit by the economic double-whammy of a falling family income and a falling home price. You qualify for a HARP refinance if:
  • You have income coming in.
  • You’ve made your mortgage payments on time every month for the past six months and have no more than one late payment in the past year.
The catch: Banks can layer their own tougher rules on top of the HARP requirements, and they’re not obligated to let you use the program to refinance your existing loan.

3. Refinance rental properties
In a nutshell: Some real estate investors have new loan options for the first time in years.

The details: In recent years, small landlords like me have had a tough time finding a bank to finance more rental property purchases. Once you had more than four rental property loans, Fannie Mae and Freddie Mac were no longer willing to guarantee your loans, even when your credit scores were top-notch and the property was able to turn a profit from day one of ownership.

Now, some banks participating in the HARP program are taking applications from landlords with multiple properties and lots of mortgages. HSBC recently agreed to look at a mortgage on a property I own in Baltimore. My current interest rate there is over 7% and if I get the HARP refinance it will fall to 4.6%.

It’s too soon to say whether the banks will actually fund me or any other landlord who wants to refinance.

The catches
  • Only Fannie Mae has made this change. (It’ll purchase up to 10 loans from any one investor.) Freddie Mac is still limiting single-family landlords to four loans.
  • Most banks discount your rental income by 25% when making investor loans, which adds up when you have multiple properties.

But, the fact that banks are accepting applications from rental property owners is a sign the credit spigot may be reopening for creditworthy real estate investors.

Plumbing Leaks: 8 Smart Tips to Stop Them

Tips For Plumbing Leaks Easy DIY Plumbing Fixes

I know it is something we don't like to think about or deal with . . . Plumbing.  However, plumbing leaks can be prevented with a few simple measures. As I have learned as a realtor in Louisville there are items with plumbing in which it is good to be aware of their function and placement along with preventive tasks even an amatuer can tackle. Plus, learn below what to do when leaks occur.

1. Locate your home’s main water shut-off valve. If there’s ever a plumbing leak, you can go straight there and quickly turn off the water to the entire house.

2. Install shut-off valves at individual appliances and fixtures. That allows you to keep water flowing in other areas of the house while making site-specific repairs. Expect to pay $4 to $10 for each valve; expect to pay $50 to $75/hour for professional installation.

3. Install a flow sensor that detects plumbing leaks and automatically shuts off water to the entire house or a specific appliance. You’ll pay approximately $75 for this device, plus installation charges of $150.

4. Remove hoses from outdoor spigots in winter to prevent frozen water from cracking the pipes and causing plumbing leaks, or worse, a flood. Install frost-free hose bibs at exerior spigots.

5. Add pipe insulation to the plumbing in cold parts of your house—such as garages, basements, and crawl spaces—to avoid frozen pipes (and to shorten the wait for hot water). Pipe insulation tubes cost as little as 35 cents per foot.

6. Don’t use exposed pipes as hanger rods for laundry or to store clothes. Doing so can loosen joints and fasteners and lead to plumbing leaks.

7. Don’t overload vanities and sink cabinets. When you crowd stuff into your cabinets, you can jostle water supply pipes and drains, loosening connections and causing plumbing leaks. If drips occur, they’re tough to spot amid piles of cleaners and spare TP.


8. Fix problems quickly. Even small leaks can make pipes corrode more quickly, and cause significant water damage or mold. Take the time to periodically scout for signs of leaks and drips.

4. Check basement for dampness/leaks following the next rainstorm.

Team Chemistry in Real Estate

I couldn't be happier!  My beloved University of Louisville Cardinals justs won the National Championship (which I got to witness firsthand) and I have the absolute best real estate team in Louisville KY!  What do these two have in common?  Both of these teams have great chemistry.

According to Merriam-Webster Dictionary.com, chemistry is defined as "interaction between people working together; such interaction when harmonious or effective".  The key words that stick out to me are harmonious and effective.  To me, these are the keys to a great team.  Of course, talent, skill and hard work are needed.  However, a team could have all the talent in the world but it would be very difficult to have long-term success without team chemistry.

Just look at the U of L men's basketball team. I played basketball in college and currently coach youth basketball so I know winning a title takes many things: skill, strategy, passion, knowing your competition and luck.  These young 18-22 year old men are put on a national stage to perform for thousands.  Not to mention they have schoolwork, fans, the media and their social life to juggle. That's why having a coach/leader to keep them focused is imperative. But what makes them so special?  Through hundreds of workouts, practices, traveling and watching game film together they truly enjoy and care about each other . . . now that's chemistry.

As for chemistry with our real estate team, I have a staff meeting each Wednesday and for the past two months I look around the room at our team and am so proud and happy to be working with such great people. They are talented, full of personality, hard-working, ethical and absolutely crack each other up! What is the key? We all believe and embrace the fact of treating our clients and each other fairly and with respect is imperative. A couple months ago I hired a new Buyer's Agent. While interviewing I could have chosen someone else with a little more experience but the "fit" with our current team wouldn't have been right. As a real estate agent in Louisville I know the stresses and strains our industry can throw at us but I also know the rewards can be great.

Here at The Jimmy Welch team we are off to our best year ever in 2013.  Why? It all depends on what price range, style of the home you are looking for and other important features such as community amenities and proximety of schools.  Here is a list of 5 subdivisions in the east end of Louisville KY with homes for sale in different price ranges.

1) Lake Forest - How can you not include the largest subdivision in Louisville?  Consisting of over 1800 homes with prices ranging from 275,000 to over 2 million! Lake Forest offers pools, tennis courts, walking trails, and a 18 hole golf course designed by Arnold Palmer.

2) Douglass Hills - Consisting of over 750 homes, condos and apartments Douglass Hills offers homes for sale starting in the upper 100,000s all the way up to 300,0000. Built around the Warren Walker Park, Douglass Hills has many amenities to offer its residents such as swimming pools, tennis courts, a walking trail, and the Faye Tanner Gazebo which is perfect for outdoor family gatherings.

That LOWBALL offer you want to make just ain't gonna cut it these days . . .

So you have found a home you love.  It's priced at $149,000 and just went on the market 2 days ago.  It is updated and in a great location. You are the 5th person to see the house.  You want the home and are ready to make an offer.  Your real estate agent checks the comparisons of homes sold over the past 90 days in that area and suggests you offer at least $146,000, if not the full asking price.  However, you want a "deal".  You think, the market is still recovering and I can lowball . . . right?  So you convince your realtor to submit an offer for $141,000.  That sounds fair . . . right?  They will counter me, then I will counter them and we will eventually come in about $144,000 . . . rightWrong!

The home sells for $149,000 (full asking price).  You are shocked and ask how this can be. 

With home sales in Louisville up almost 20% over last year at this time it is a great time to buy or sell.  For sellers it is especially a great time to list a home.  The Louisville KY real estate inventory is at its lowest in 10 years.  "A great house comes on the market and I call to set up an appointment and the home is already under contract", says Jackie Wilson a realtor for The Jimmy Welch Team. She also says, "The market is so hot right now that a buyer must be pre-approved and ready to make a legitimate offer." Jackie empasized "legitimate" meaning in today's market if a house shows well, just went on the market and has multiple showings in the first 1-2 days, a buyer making a lowball or unrealistic offer isn't going to get the home.

Louisville area statistics back up Jackie's view.  Year-to-date 2013 the average days a home for sale is on the market is 141.  In 2012 the average days on the market was 167.  An 18% decrease and the days on the market is expected to drop even more heading into the springtime.  Even more promising is this decrease in days on the market is in what is typically a slower time of year (January & February).

"Yes, the average discount for the Louisville area is about 4% but there are other factors to consider when making an offer so buyers really need to listen to their agents and make respectable offers", she adds.
